Do you take pets?
No, we do not take pets of any kind-not even with a deposit.

Do you pay utilities?

A few of our properties (Walnut, Eason, Poplar, College) include some or all utilities. Each property is different, so check the property listing to see which utilities are furnished. We do not pay cable or Internet in any of our units however.

Are your apartments furnished?
No, we do not provide furniture for our units.

What appliances are included?
We provide a refrigerator & stove for all of our properties. Some units include a washer/dryer, dishwasher, and microwave. None of them have w/d hook-ups however.

How do I become a tenant?
Contact the office for application instructions. We do, however, conduct a credit/criminal check on potential residents.

How much does it cost to move in?

We take a security deposit-equal to one month's rent, first month (which is prorated based on your move in date), and last month rent.

When can I move in?
We do not have specific move in dates as our leases run year-round. As long as we have an available apartment, you can potentially move in within 24 hours; provided the credit/criminal check is approved and payment has been made.

When is rent due?
Rent is due on the 1st of each month. You have until the 5th to pay before late fees start accumulating.

How do I set up my utilities?

Once we have approved your application, we will send you the lease with instructions and numbers to call for utility companies in the area. There are also links on this website to help.

How can I pay my rent?
You can pay online through the Resident Portal using either a checking account or credit card. Contact the office for access. We also accept checks, or Money Orders payable to Sun Valley. You can mail them or drop by the office. We ask that you do not bring cash, and prefer that you get a Money Order or Cashiers Check.

Can I move in early?
If your apartment is ready, or currently unoccupied, you can move in. However, this is not free of charge. If you want to put some things in the apartment, or just need an earlier date, your lease agreement will change and so will your move in charges. If you need a storage facility, we can suggest a few in the area.

Can I stay longer than my lease end date?

The short answer is no. If your lease ends July 31st, then that is your move out date. We have to get the apartments ready for the next tenants. If your lease ends in May, June, or any other month than July, you can pay for an extra month and stay longer. Again, this is not free of charge.

When can I see an apartment?
Office hours are Monday-Friday 8:30 a.m. - 4:00 p.m. or other times by appointment.

If you are interested in Sun Valley Estates, you may come by the office any time during office hours to view the demo unit. We are located in Sun Valley at 1210 Black Diamond Dr. Apt. #1. You don't need an appointment, but it is best to call ahead in case we are out showing another property.

If you are calling about one of our other properties, you will need to schedule an appointment. We require at least 24 hours notice for viewings as a courtesy to our tenants.
